It’s like having a magic wand and commanding the deals to come to you. And it’s exactly how I consistently generate deal after deal no matter what the market conditions are and no matter how much competition there is.

- It’s housing. One of the core needs of humanity. So you’re buying and selling something people need.
- You’re dealing with large sums. You’re not buying and selling a $5 product where you have to sell thousands to get paid well. No! Just one deal can pay tens of thousands.
- The need will never go away. People will always have distress and problems in their lives. We help people through these times by buying their homes.
- It’s a hard asset. That means for those that keep it, it’ll go up in value right along with the price of other things you’ll buy. Inflation makes real estate investors rich.
Those are just a few of the many reasons real estate investors can have major transformations financially.
But here’s the kicker. If they can’t find the deal, then they will NEVER do the deal. So it doesn’t matter how good they are at wholesaling, fixing and flipping, running numbers or tenant screening.
I realized this same thing several years ago. I was buying houses and wholesaling or flipping them and was doing pretty well. Then in 2015-2016 the market shifted. All the foreclosures died off and I couldn’t find any houses on the market anymore.
I quickly had to pivot and figure out how to do deals on my own. I participated in a high-end mastermind that cost $20,000 and it’s there that I learned the concept of marketing direct to seller.
Finally, I’d figured out what the real estate millionaires were doing. They were creating [generating] their own leads. Not waiting for deals to show up on the MLS.
I went back home and started applying it. And it started working almost immediately. I was spending about $10,000 per month on marketing and making $100,000+.
It was nuts! So I kept spending more money. We were pouring on the gasoline!! I’d never seen anything like it. It was like my own personal ATM.
So then we started running Google Ads, Facebook Ads, purchased some TV time and more.
I was no longer waiting around for the market to provide inventory. No! I was controlling it… commanding it.
